Where would I find Asbestos in my home?
Many people know about the danger of asbestos, but are unaware that in the past asbestos was used in the building of houses especially those built between 1940 to 1999. Asbestos can be found about the home in a number of different areas.
- Asbestos Cement: Flat or corrugated sheets have been widely used in garage and shed roofs and walls. In a moulded form it has been used for cold water tanks, external rainwater pipes and guttering, roofing tiles, flue pipes and bath panels.
- Asbestos Insulating Board: This was used in areas for fire protection, insulation, ceiling tiles and as a building board.
- Asbestos Thermal Insulation: Used for insulating pipes and boilers. It is found in older properties.
- Sprayed Asbestos: U sed for insulation and protecting structural steelwork. It is only likely to be found in steel-framed house.
- Asbestos composite materials: Includes materials such as textured coating ('artex') to walls and ceilings, thermoplastic and vinyl floor tiles.
- Other Asbestos Materials: Asbestos has also been used in some warm air heating systems, storage heaters, as gaskets around fires and within boilers, in old fire blankets, textured coatings to ceilings and walls, etc.

Do I need an Asbestos Inspection?
- If you are thinking of selling your home and you have asbestos present (anywhere), it would be prudent for you to have it removed yourself and not risk a huge loss in your home's valuation due to its presence.
- Residential surveyors and mortgage lenders are now frequently asking for specialist asbestos reports where the presence of asbestos is suspected.
- With numerous asbestos based building materials available until their complete ban in 1999, the majority of housing stock is likely to have products which may contain asbestos. Therefore, prior to modifying or purchasing a new home, an asbestos survey should be carried out to ascertain and identify this hazardous product.
- Private areas of dwellings are not covered by CAR 2006 (Control of Asbestos Regulations 2006), although there is still an implied duty on householders to prevent anyone entering the property being exposed to an asbestos risk. If the place becomes a 'place of work' by virtue of an instruction to carryout repairs or maintenance, then that dwelling is brought within the regulations.
